Responsibilities

Asset Allocation & Rebalancing: Determine the optimal mix of properties based on market trends, risk appetite, and client goals.
Financial Forecasting & Budgeting: Manage capital expenditures (CAPEX), cash flow projections, and prepare reports for investors or lenders.
Performance Tracking: Monitor key metrics like Net Operating Income (NOI), Internal Rate of Return (IRR), and occupancy rates to identify underperforming assets.
Lease & Tenant Oversight: Collaborate with property managers on occupancy trends, lease renewals, and tenant acquisition strategies.
Transaction Management: Oversee the buying, financing, and selling (disposition) of properties within the portfolio.

Key Requirements

Education: Bachelor’s degree in Real Estate, Finance, Business, or a related field.
Skills: Strong analytical, financial modeling, and negotiation abilities.
Software: Proficiency in real estate management software (e.g., Yardi) and advanced financial spreadsheets.
Certifications: Professional designations like CPM (Certified Property Manager) or CCIM (Certified Commercial Investment Member) are highly desirable.
