FINISHING MANAGER-LUXURY RESIDENTIAL PROJECT

Job Description:

Responsibilities
  • Project Execution: Manage all on-site interior and exterior finishing trades, including high-end painting, flooring, false ceilings, glazing, and bespoke millwork. 
  • Quality Assurance (QA/QC): Enforce luxury aesthetic standards, conduct stage-wise inspections, and manage defect "snagging" lists for a flawless handover.
  • MEP Coordination: Ensure mechanical, electrical, and plumbing (MEP) fixtures perfectly integrate with high-end architectural finishes. 
  • Vendor & Contractor Management: Negotiate rates, oversee subcontractors, and manage procurement of premium finishing materials. 
  • Cost Control & Billing: Monitor the Bills of Quantities (BOQs), approve contractor invoices, and track budgets.
  • Schedule Management: Track master schedules, look-ahead plans, and critical path milestones to ensure timely project delivery. 
Typical Requirements
  • Education: Degree or Diploma in Civil Engineering, Architecture, or Interior Design. 
  • Experience: Typically 8 to 15+ years of relevant project management experience in luxury villas, premium high-rises, or high-end fit-outs. 
  • Technical Skills: Proficiency in reading GFC (Good for Construction) drawings, BOQs, and project management software like AutoCAD and MS Project.
  • Soft Skills: Exceptional eye for detail, strong cross-functional coordination, and excellent client-facing abilities.
